How Much Does It Cost to Sell a Home in Vancouver in 2026?

“What will I actually walk away with?” is the first question most Vancouver West sellers ask me — and the honest answer is: less than the sale price minus the mortgage. Commission, legal fees, taxes and preparation costs typically add up to 3.5–4% of the price. Here is every major cost of selling a home in Vancouver in 2026, with a worked example on a $1.5 million sale.

1. Realtor commission: the largest cost

There is no legislated commission rate in British Columbia — it is fully negotiable. The most common Greater Vancouver structure is 7% on the first $100,000 of the price plus about 3% on the balance, shared between the listing and buyer brokerages. Commission is subject to 5% GST.

On a $1,500,000 sale (using 3% on the balance):

  • First $100,000 × 7% = $7,000
  • Balance $1,400,000 × 3% = $42,000
  • Subtotal $49,000 + GST $2,450 = $51,450

Rates and included services (photography, video, staging advice, advertising) vary by brokerage — compare what is included, not just the number. For the full process, see our guide to selling your Vancouver home.

2. Legal or notary fees: $1,200–$2,500

A lawyer or notary handles the conveyance, discharges your mortgage and registers the transfer. Expect roughly $1,200–$2,500 in Vancouver depending on complexity. This is not the place to economize — use a local lawyer who does real estate conveyancing every day.

3. Mortgage prepayment penalty: the cost sellers forget

If your mortgage term has not ended, breaking it triggers a prepayment penalty: typically three months’ interest on a variable rate, or the greater of three months’ interest and the interest rate differential (IRD) on a fixed rate — which can reach tens of thousands of dollars. Before you list, call your lender and ask two questions: what is the penalty today, and on what date does it drop? Shifting your listing by a few weeks can save real money.

4. Getting the home ready

  • Staging: partial staging runs about $2,000–$3,500; full staging $4,000–$6,000+, plus monthly rental. West Side buyers shop with their eyes first, and staging usually pays for itself. See our home preparation checklist for what matters most.
  • Deep cleaning, paint and minor repairs: $500–$3,000, focused on the kitchen, bathrooms and the first room a buyer sees.
  • Pre-listing inspection (optional): $400–$600. Knowing your home’s issues up front prevents a buyer’s inspection from becoming a price renegotiation.

5. Extra costs for condos and townhouses

  • Strata documents: the Form B package, minutes and depreciation report are ordered by the seller — about $100–$300.
  • Adjustments: strata fees and property taxes are pro-rated to the completion date; these net out rather than add cost, but plan the cash flow.

6. Taxes: most owner-occupiers pay none — with two exceptions

  • Capital gains: your principal residence is generally fully exempt. Investment and rental properties are not — talk to your accountant before listing, not after.
  • BC home flipping tax: selling a property owned for less than two years can trigger provincial tax — 20% if sold within the first year, phasing down to zero by the two-year mark, with exemptions for life events. Our property transfer tax guide explains the related rules.

The bottom line on a $1.5M sale

  • Commission including GST: ≈ $51,450
  • Legal fees: ≈ $1,800
  • Staging, cleaning and small repairs: ≈ $3,500
  • Total: roughly $56,000–$60,000, excluding any mortgage penalty

Knowing the full picture before you price the home is what turns a good sale into a predictable one.
