Sell Your Vancouver Home for What It Is Worth
Pricing, presentation and negotiation decide your final number. Jack Zhu brings 14 years as a licensed REALTOR® and 100+ completed transactions to get your Vancouver West home sold — for its full value, not a discount.
Why Selling Takes Strategy in This Market
Today’s Vancouver buyers see everything, compare everything, and bid carefully. On the same street, the well-priced, well-presented home sells in weeks — while an overpriced or unprepared one sits for months through a string of price cuts. The difference is not luck. It is preparation.
How Jack Sells Your Home: Four Steps
1. Pricing That Is Defensible
Your list price is set from your area’s most recent real sales, your active competition, and how fast inventory is moving — a range with evidence behind it, so you neither leave money on the table nor scare buyers away.
2. Preparation and Staging
Minor repairs, a deep clean, decluttering and professional staging are where the return is. Jack’s own handyman and staging team can step in directly — no chasing trades on your own.
3. Bilingual, Full-Channel Marketing
MLS plus professional photography and market video, marketed in English and Chinese across the web, WeChat, Xiaohongshu, TikTok and YouTube — so both local and Chinese-speaking buyers see your home.
4. Firm, Honest Negotiation
Multiple offers, subjects, dates, deposits — Jack negotiates on your side of the table and defends every dollar of your price.

A Real Example
One client’s home sat unsold for five full months at the bottom of the market with another agent. When Jack took over in November 2025, he brought in his handyman to fix what needed fixing, had his team stage the home, and held open houses almost every weekend — until the right buyer came. The clients then asked Jack to help them buy their next home. A slow market does not mean your home cannot sell. It means the work has to be done properly.
Selling FAQ
What does it cost to sell a home in Vancouver?
The main costs are the real estate commission (calculated on the sale price and shared between the buyer’s and seller’s brokerages), legal or notary fees, and whatever preparation and staging you choose to invest in. The Property Transfer Tax (PTT) is paid by the buyer, not the seller. If the home is not your principal residence, capital gains tax may apply — ask your accountant; Jack can estimate your net proceeds before you decide.
How long does the selling process take?
Roughly: evaluation and pricing → preparation → photography and MLS listing → showings and offers → negotiation → subject removal → completion and possession. Time on market depends on your area’s inventory and how accurately the home is priced; Jack will give you a realistic expectation from recent comparable sales at the evaluation.
Should I renovate before selling?
Usually not a major renovation — big renos rarely pay for themselves at sale time. The highest-return work is small repairs, deep cleaning, decluttering and staging. Jack will go through your home item by item and tell you honestly what is worth doing and what is a waste of money.
What does the free home evaluation include?
Recent comparable sales for your area, a recommended pricing range, an estimate of your net proceeds, and a preparation checklist tailored to your home. No obligation and no pressure — the decision stays yours.
