Every home purchase in British Columbia comes with a tax bill beyond the purchase price: the property transfer tax. Whether you are a first-time buyer or a seasoned investor, understanding how this tax works in 2026 will help you budget accurately and avoid surprises at the notary’s office.<\/p>\n

How the tax is calculated<\/h2>\n

The tax is charged on the fair market value of the property at completion, on a tiered scale: 1% on the first $200,000, 2% on the portion from $200,001 to $2,000,000, and 3% on any amount above $2,000,000. On a $1,000,000 purchase, for example, that works out to $2,000 plus $16,000, or $18,000. Your lawyer or notary calculates the amount and files the return for you. The tax is due on the completion date, and title will not transfer until it is paid.<\/p>\n

First-time buyer exemptions<\/h2>\n

BC offers meaningful relief for qualifying first-time buyers. Purchasers who have never owned a home anywhere in the world, and who meet citizenship or residency and occupancy requirements, may claim a full exemption on homes with a fair market value up to $835,000, with a partial exemption phasing out above that threshold. A separate exemption exists for newly built homes valued up to $1,100,000 for eligible buyers. Thresholds and rules do change, so confirm the current figures with your notary before you finalize your budget.<\/p>\n

Other exemptions and refunds<\/h2>\n

Transfers between spouses, certain family farm transfers and some corporate reorganizations may also qualify for exemptions. If you pay the tax and later discover you qualified for an exemption, you can generally apply for a refund within the allowed time limit. Keep every document from your purchase – refunds run on paperwork.<\/p>\n

The additional tax for foreign entities<\/h2>\n

Foreign nationals and foreign-controlled entities buying in BC face an additional property transfer tax of 25% on top of the regular tax. Note, however, that Canada’s federal foreign buyer ban, currently in effect through the start of 2027, prohibits most direct foreign purchases of residential property, with limited exemptions. If you are moving to BC from abroad, get legal advice early about your eligibility and tax exposure.<\/p>\n

Budgeting smart<\/h2>\n

As a rule of thumb, set aside 1.5% to 4% of the purchase price for total closing costs: property transfer tax, legal or notary fees, appraisal, inspection, title insurance and adjustments for prepaid property taxes or strata fees. On presales and newly built homes, remember the 5% federal GST.
